In June 2023, we joined the Network Rail framework at a pivotal moment, supporting the delivery of hard services and retail compliance audits across a complex and highly visible estate. From office environments to busy station retail units, the scope demanded precision, adaptability and a deep understanding of operational risk.
Network Rail operates, maintains and develops Great Britain’s railway infrastructure. Beyond the railway itself, it manages a diverse property portfolio that spans station retail spaces and non-station estates such as Network Rail offices.
Since our appointment in 2023, our team has become a valued partner of Network Rail, delivering hard services compliance audits of offices and retail compliance audits across the UK.
Hard service compliance audits assess office buildings against health and safety expectations, including evacuation procedures, housekeeping standards and plantroom condition.
Retail compliance audits verify that station tenants hold current statutory and contractual compliance documentation, such as employer’s and public liability insurance, five-year electrical installation condition reports, fire equipment servicing records, and water risk assessments.
TR19 inspections are also applied to assess kitchen extract ductwork hygiene against required standards, while fat, oils and grease (FOG) audits review grease management plans and mitigation measures for optimal compliance control.
Post on-site audits, our team manage the close-out process which includes validating submissions, liaising directly with retail units and proactively chasing outstanding documentation to support full compliance.
Our continual monitoring process provides a dashboard report tracking impending non-compliance, issuing automatic response reminders to tenants. Periodical compliance overview reporting is then produced for each route.
Our framework appointment is ongoing, and our objective is to continue supporting Network Rail, strengthening relationships across the framework, and expanding delivery into additional regions.
