Deutsche Bank, 21 Moorfields

Building on our long-standing relationship with Deutsche Bank (DB), we supported the evaluation of developer technical offers and the selection of 21 Moorfields – the future home for their new UK headquarters and a world leading office space.

The works included the preparation of base build specification requirements, the monitoring of the base build design, and construction activities to Shell and Core Practical Completion.

Following a UK competition, we were selected to lead the MEP engineering services design for the Cat A and B fit outs, deliver energy efficient and Sustainable certification (noted below) aligned solutions and develop the operational energy management system design.

Our work included a holistic appraisal of DB’s operational needs and aspirations over the term of the 25-year lease.

As part of the brief, DB included requirements regarding BREEAM, LEED and WELL building certifications and EPC energy performance criteria and associated carbon emissions reductions and improve operational efficiency.

Our works included establishing new engineering standards reflecting best practice which are to be benchmarked and peer reviewed with the DB global property portfolio and with similar global financial clients.

We have worked closely with the DB IT team to optimise the efficiency of space requirements to release prime space for use as office and also thin client technology to the worktop, reducing desk loads by over 30%.

New ways of working and increased desk-sharing ratios were considered in the workplace design and occupancy strategy.

Alongside the engineering services design, we established new standards reflective of best practice, which will now be benchmarked and peer reviewed against DB’s global property portfolio and with similar global financial clients.

The design considered the use of intelligent building systems and high efficiency lighting (designed to achieve 4W/m²). This included circadian lighting to the trading floors, intelligent building monitoring and controls based upon a common network server and IT platform, as well as a four-pipe fan coil unit air conditioning controlled by occupancy sensing.

Deutsche Bank recognises the importance of reducing energy consumption and incorporates energy efficiency considerations into the design and operation of its workplaces. In our experience, the first few years of a building’s operation are critical to long term performance. Our operational building specialists, working alongside their operations team and specialist digital solution provider, have:

  • Set out energy use scenarios and operational energy performance plans
  • Prepared a detailed energy performance management plan for the first year of occupation including definition of KPIs
  • Developed the system specification
  • Worked closely with the Switch Automation and Building Operating System (BOS) provider, to align the design with operational reality
  • Established scope and requirements for BOS to enable monitoring of building performance against KPIs
  • Established required protocols for BOS to allow real time use, support near to real time diagnostic, optimisation and/or deviation alert functionality
  • Developed ‘energy twin’ models in IES virtual environment to enable optimised scenario testing
  • Managed the system deployment.
